BMS Building Energy Management and Controls

John Herbert
Director
BMS expertise ensures your BMS and control functions as intended,
too often the BMS is not commissioned and disappoints building owners.
The Right Experience
We lower your operating costs, not based on guesswork, or lamp counting,
based on engineering science with more than thirty years of solid building
experience. Kelcroft brings those decades of experience bear, lowering
your costs.
A company employed a firm to conduct an inspection at a factory,
and returned advising a system was beyond their expertise and the
owner they need to hire another consultant!
At Kelcroft we have engineering experience in-house, neccessary to
to handle BMS and control systems.

Registered Energy Assessor (REA)

Kelcroft provides EMSD Registered Energy Assessor (REA) service proving
energy audit, COCR stage 1 and stage 2, and Certificate of
Compliance for Hong Kong projects.

Air Conditioning Systems Are Critical
Air conditioning, necessary in the hot and humid tropics, consume the
highest proportion of energy in our buildings, therefore the automatic
controls and BMS installation used to handle the air-conditioning,
chiller and AHU operations are critical, a BMS is no replacement for
BEMS (building energy management system).

BEMS vs BMS v CCMS
In a world stressed with limited resources we need to look beyond
BMS and consider the whole picture.
An EMS (Energy Management Systems) became BEMS (Building Energy
Management Systems) that in turn became BMS (Building Management
Systems). However, a BMS is no substitute for a real energy
management system.
Managing chiller sub-cooling, CCTV, and door contacts are tasks
that can be, and should be separate but are often handled together
using the ubiquitous BMS. However, from our work in buildings,
we find the BMS systems are generally under capacity, lack
disk space, with few option for expansion, and that tends
to push the cycle or scan time to a crawl.
And the latest version of the Hong Kong Building Energy Code 2018
(effective in May 2019) requires THD data to be recorded every
15 mins for 3 years, which may force building owners to consider
installing a BMS system to comply.
